What Our Solicitors Do

When you attend your appointment, we verify your identity by checking original identification documents such as a passport or driving licence. We confirm that you are signing the loan or mortgage document voluntarily and in the correct capacity. We then witness your signature and add the solicitor’s certification where required. Where necessary, we also certify copies of supporting documents in line with lender or Land Registry requirements.

We do not provide advice on the terms of the loan or mortgage unless you specifically instruct us for independent legal advice. This service is limited to witnessing, signing and certification only.

Remote and Digital Signing

Since 2025, lenders and conveyancing institutions have expanded acceptance of digital signing and witnessing through the DVS framework. Our solicitors can witness and certify digital loan or mortgage documents by secure video appointment, using Qualified Electronic Signatures (QES) for authentication where accepted by the lender.

This service is particularly useful for clients based overseas or unable to attend our offices. We ensure that all digital certification follows the evidentiary standards recognised by the UK lending and conveyancing sectors.

Certification for Overseas or Institutional Use

Where your mortgage or loan documents are required for use abroad, we can provide solicitor certification and prepare them for Apostille legalisation by the Foreign, Commonwealth and Development Office (FCDO). We also assist with embassy and consular legalisation where the documents must be recognised outside the United Kingdom.
